Prior Approval Change of Use
The introduction of changes to the planning legislation allows the change of use from Office (B1a) to Residential (C3), Retail (A1) to residential (C3) and a host of other changes of use provisions. We can provide detailed analysis of whether your premises or site meets criteria and can be changed. We provide an initial desk based assessment and subsequently offer the best course of action to secure the change of use.
Pre Application
We can submit a pre-application to the council and act on your behalf during the pre-application process. We provide the full service including architectural drawings but can equally provide the planning assessment if you are already have already instructed an architect.
Planning Application
We can provide the full scope of services to secure planning permission on developments from small to major schemes. Specialising in all type of residential and mix use development, we analyse the on- site constraints and subject to the agreed course of action much submission on your behalf.
Planning Appeals
If you have received a planning refusal the UK planning system permits the decision to be appealed to the secretary of state. We can provide honest feedback and advise whether there are strong grounds to appeal, and importantly how likely in our opinion the appeal will succeed. If we feel there is a small chance, we will be the first to let you know.
Unlike many other companies we will not progress an appeal where we feel there is no chance of an appeal succeeding, but we will advise you of the alternatives and best way to proceed.
